I will arrange meetings with builders. I will be present at those meetings.
I will answer all questions about homes on the market, via the Multiple Listing Service, advertising, magazines and journals, drive-by's, for sale by owner, etc.(One stop shopping)
I will encourage you to start the mortgage pre-approval process.
I will point out positive and negative features of properties.
I will coordinate, schedule, and advise: lenders, inspectors, and any other service appropriate for you, the buyer.
I will do a comparative marketing analysis for the chosen property before you make an offer.
I will explain all the documentation and steps necessary to write a purchase agreement.
I will give you my professional opinion on the best price and terms for the property.
I will present your offer to the seller and/or the seller's agent in a timely fashion.
I will ensure all paperwork is accurate and complete.
I will be present at your property inspection and/or well and septic inspections.
I will discuss all inspections to determine and advise if there are any issues to be negotiated.
I will ensure all contingencies are removed in a timely fashion and all deadlines are met.
I will give you timely status reports on the buying process.
I will coordinate closing process.
I will review closing documents with you before the closing.
I will have a back-up agent for days I may be out of town.
I will advise you concerning your responsibilities as a homebuyer.
